Awaab's Law
How do we ensure services are accessible and fair to all?
Awaab's Law is a new rule for all social landlords in England. From 27 October 2025 we must investigate and fix serious problems in homes — especially damp, mould and condensation — within strict legal timeframes. It was introduced after the death of Awaab Ishak, a two-year-old who died because of long-term exposure to mould. The law is designed to make sure this never happens again.
In practice this means we act much faster:
- Emergencies are made safe within 24 hours.
- Serious issues are assessed within 10 working days.
- All damp and mould is treated within 5 working days.

- Being clear and consistent
- Preventing health risks
Spotting issues early and reporting them correctly helps us meet the law and protect residents.
